Designed for relaxation and comfort, the spacious interiors combine high-quality finishes, colourful style and artworks. The accommodation is split between the main villa and a separate annex, with four bedrooms and a variety of indoor and outdoor living areas. Set within an extensive, verdant garden, the outdoor area features shaded seating areas, a veranda for outdoor dining and a 16-metre pool overlooking Monte San Bartolo Park. The location is ideal for beach days, countryside drives and visits to Gradara, Urbino and the Riviera Golf of Cattolica.

Interior:

The property (330 sq m) comprises a main villa and an annex located about 15 m apart. The main villa is on two floors connected by an internal staircase. GROUND FLOOR – Open-plan living area with wooden-beamed ceilings, lounge, dining area, reading corner, TV area with fireplace; kitchen; guest bathroom. FIRST FLOOR – loft landing with two double bedrooms and one twin bedroom with joinable beds, each with private bathroom (two with shower, one with tub); panoramic terrace. ANNEX – Living area; twin bedroom with joinable beds; bathroom with shower.

Park:

The property is set within 10 hectares of fenced land, including 25,000 sqm private grounds planted with lawns, mature oaks, olive and cypress trees. Several relaxation areas are positioned to take advantage of sea views or offer shaded seating beneath the trees. A panoramic veranda connected to the villa provides a dedicated space for outdoor dining. The garden surrounds both the main villa and annex, with the pool and terraces overlooking Monte San Bartolo Park. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool is located approximately 20 m from the villa with panoramic views over Monte San Bartolo Park. Rectangular in shape; measures 16 x 6 m with a depth ranging from 1.20 to 2.40 m; lined with sand-coloured PVC; submerged steps for access; chlorine purification; internal and external lighting; hot-water shower. The surrounding sunbathing area is furnished with loungers, tables and umbrellas. Open from the last Saturday in April to the first Saturday in October.

Anna and Manfredi are most adorable hosts and did everything for us to enjoy a memorable und relaxing holiday, and this with 5 children, all boys! The house and the location are heaven on earth and we already reserved again for next year. The pool is stunning and our dog had a vast (but really vast!) area to run around, to play with the boys and to sleep under the olive trees.

The house felt "like home" - so there was a "holiday effect" from the very first moment. The garden surrounds both the main villa and annex, with the pool and terraces overlooking Monte San Bartolo Park. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool is located approximately 20 m from the villa with panoramic views over Monte San Bartolo Park. Rectangular in shape; measures 16 x 6 m with a depth ranging from 1.20 to 2.40 m; lined with sand-coloured PVC; submerged steps for access; chlorine purification; internal and external lighting; hot-water shower. The surrounding sunbathing area is furnished with loungers, tables and umbrellas. Open from the last Saturday in April to the first Saturday in October.

Anna and Manfredi are most adorable hosts and did everything for us to enjoy a memorable und relaxing holiday, and this with 5 children, all boys! The house and the location are heaven on earth and we already reserved again for next year. The pool is stunning and our dog had a vast (but really vast!) area to run around, to play with the boys and to sleep under the olive trees.

The house felt "like home" - so there was a "holiday effect" from the very first moment. To be mentioned in particular is the friendliness of the owners and their support in any questions (be it finding the nearest supermarket, recommendations for restaurants or best beaches nearby).   • you are covered in case of any damage to the property caused by you or members of your group/family during your stay (up to the maximum limit of 1,500 euros);
