PRIVATE STRUCTURE (Lease only). Villa Calypso is a contemporary, white villa located just above the town of Santa Maria di Leuca at the southern tip of Puglia. Designed and furnished to a high standard inside and out, this modern villa spans two floors and is styled in fresh coastal colours, with panoramic open views over trees and rooftops to the sea beyond. Spacious and comfortable for up to eight guests, there are four double bedrooms, indoor and outdoor living and dining areas, wide terraces and a panoramic pool. The villa is is located within a large enclosed private property which includes other independent and well-distanced villas. Scenic and convenient, the villa is within easy reach of the shops, restaurants and marina of Santa Maria di Leuca, as well as an array of sandy and rocky beaches along the coast.

Interior:

The villa is arranged over two separate floors, not connected internally, for a total area of approximately 300 sq m. GROUND FLOOR – Entrance into an open-plan living area with sofas and large windows facing the sea; Dining area with large table and direct access to the outdoor dining terrace; fully equipped modern kitchen with pantry and adjacent laundry room; corridor leading to three double bedrooms, one has an en-suite bathroom with bathtub and the other two share a bathroom with shower. LOWER FLOOR (accessed via an external stone staircase) - Open-plan living area with sofas; double bedroom with adjacent bathroom with shower.

Park:

The exterior extends over approximately 2000 sq m over several levels. Outside the living area, a covered dining terrace is furnished with a large table and outdoor seating area. A few steps lead down to a wide sun terrace and the panoramic swimming pool. At the rear of the living area, a second lower-level terrace connects to the private parking area. The garden areas include lawned sections and Mediterranean plants typical of the Salento region. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool lies on one side of the villa which is about 6 m away and is accessible from the outdoor dining area, down three steps. Overlooking a dazzlingly beautiful view, the pool, measuring 5.5 x 6.50 m with a constant depth of 1.60 m, is lined in PVC and has salt purification, internal lighting and three submerged steps for access to the water. The surrounding solarium area is equipped with sunbeds, umbrellas and a stone sofa provided with comfortable cushions. t is open from the last Saturday in April to the first Saturday in October.

Local beaches range from rocky coves to sandy stretches, with options easily accessible by car.
