RECEPTIVE STRUCTURE. Villa Boemia is a large villa situated on a hilltop in the Monferrato countryside, surrounded by vineyards. This early 20th-century residence was fully renovated in 2017, combining its distinctive façade and original vaulted ceilings with contemporary furnishings and modern facilities. The interiors now span five bedrooms, seven bathrooms and spacious living areas with additional facilities including a fitness room with sauna and a vaulted basement games room. A shaded terrace for dining al fresco connects the interior spaces with the verdant garden. Steps lead down to a lawn with a pool area and sun loungers surrounded by greenery. Villa Boemia was once owned by footballer and coach Nils Liedholm, who produced wine here from the surrounding vineyards. The villa remains a rural retreat in the heart of Piedmonte, with Asti, Barbaresco and Alba all within easy reach.

The villa is arranged over three levels connected by a lift and staircase. GROUND FLOOR – Entrance hall with lift; open-plan living and dining area with access to the terrace; kitchen; guest bathroom. FIRST FLOOR – Fitness room with sauna and shower; three double bedrooms with en suite bathrooms with shower; twin bedroom (joinable beds); double bedroom; bathroom with shower; bathroom with tub. BASEMENT – Games room with vaulted brick ceiling; access to garden and pool.

Park:

The fenced garden measures approximately 4,000 sq m and surrounds the villa on all sides. An automatic entrance gate opens to a driveway leading to a yard used as a parking area. The garden is arranged over two levels: the lower level includes the swimming pool and lawn with sunbeds and umbrellas, while the upper level features a large lawn in front of the main façade and a shaded furnished terrace. The garden is accessible via paved paths and stairs from the villa. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool is located on the lower garden level, facing the villa. Rectangular in shape; measures 10 x 5 m with a maximum depth of 1.40 m; lined in blue polyethylene; saltwater purification; internal lighting; hydromassage nozzles. Access is via steps at two corners. Surrounded by stone paving and lawn, the area is equipped with sunbeds, umbrellas and an outdoor shower. The pool is open from the last Saturday in April to the first Saturday in October.
