PRIVATE STRUCTURE (lease only). Villa I Chiani is a modern villa set in the countryside near Gagliano del Capo, just a few minutes from the beaches of Santa Maria di Leuca and Marina di Pescoluse. Built in the 1980’s and now fully energy efficient, the villa blends traditional materials with a modern, minimalist design. All on one level, the interiors span four bedrooms and three bathrooms, a living and dining area, and a kitchen opening onto a shaded veranda. Surrounded by palm trees and greenery, the garden is equipped for al fresco living with a barbecue area, a wood-fired oven and a swimming pool with a pétanque court nearby. Positioned in southern Salento, the villa is well located for exploring both the Adriatic and Ionian coasts.

Interior:

The villa is on a single floor. GROUND FLOOR – Entrance to sitting room; Dining area and open kitchen with access to the veranda; Hallway to sleeping area with two double bedrooms, one with en suite bathroom with shower, and a second bathroom with shower; separate suite with double bedroom, twin bedroom with joinable beds, and shared bathroom with shower. Two bedrooms have direct access to the outdoor areas.

Park:

The villa is surrounded by 10,000 sqm of Mediterranean vegetation and olive trees. The entrance drive is lined with palm trees and leads to a shaded parking area with a charging column. A veranda in front of the house is furnished with a dining table and seating area. Two steps lead down to the lawn and pool area. A separate space includes a barbecue with wood-fired oven, stone sink and work surface. An outdoor bathroom with shower and washing machine is positioned near the pool, along with a practical outdoor shower in a stone alcove. A pétanque court is set beside the pool. The property is fenced. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool lies just in front of the villa, on the same level as the garden. Rectangular in shape; measures 10 x 4 m with a constant depth of 1.40 m; lined in light blue PVC; saltwater purification system; access via two submerged steps. The non-slip sunbathing area is furnished with sunbeds and a shaded seating area under wooden roofing. Internal and external lighting allow for evening use. The pool is open from the last Saturday in April to the first Saturday in October.
