PRIVATE STRUCTURE (lease only). Villa I Mori is a restored stone villa for four, situated in the scenic countryside of the Val di Noto. Surrounded by a garden of fruit trees, olive trees and flowering shrubs, this villa combines Sicilian character with wellness features in a location ideal for exploring the cultural, coastal and culinary highlights of southeastern Sicily. Incorporating traditional and contemporary furnishings, the interiors include two double bedrooms with en suite bathrooms, a living area with fireplace and a kitchen with dining space, all arranged on a single level. A portico furnished with comfortable seating and a dining area overlook the garden. A wide terrace extends to a decked pool area with gym equipment, a hydromassage tub and Finnish sauna. Well situated, the villa is less than 30 minutes from sandy beaches and Baroque towns such as Modica, Scicli and Noto.

Interior:

The villa is on one level. GROUND FLOOR - Entrance into a hallway; two double bedrooms with en suite bathrooms (showers); living room; kitchen and dining area accessed via an arch and three steps; French windows in both the living area and kitchen open onto the portico. The laundry room in a separate external building near the sauna.

Park:

The grounds cover approximately 2500 sqm and are planted with fruit trees, olive trees, flowering shrubs and a small vegetable garden. A paved terrace extends from the portico on one side to an additional shaded seating area beneath a pine tree, and on the other side to the swimming pool. The portico is furnished with a dining table and seating area, and there is a barbecue next to the dining area. The Finnish sauna is set to one side of the garden, framed by planting. The gated entrance opens to a dedicated parking area for three cars. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool is on the same level as the villa, about 10 m from the house, and reached via the terrace. Rectangular in shape; measures 10 x 5 m with a constant depth of 1.20 m; lined with PVC; chlorine purification; Roman steps for access. The 150 sqm poolside terrace is paved in parquet and includes six sunbeds, a hydromassage tub (which can be heated and covered), an outdoor gym area and a cold-water shower; internal and external lighting; retractable cover; The pool is open from the last Saturday in April until the first Saturday in October.
